Cleveland Township planners last week continued work on their proposed “wind energy systems” zoning ordinance amendment, plus a series of proposed amendments outlining zoning requirements for the township’s residential districts.
Township planners considered comments and suggestions provided last month by the Leelanau County Planning Commission regarding the “wind energy systems.”
County planners had suggested that a section be clarified detailing how waivers could be granted to the setback requirement for some wind tower installations. Township Planning Commission chairman Tim Ewing said he would consult with a township attorney to determine what changes, if any, might be required.
According to minutes of their July 3, meeting Cleveland planners also agreed that no language change was necessary specifying the number of towers that might be allowed on a single property. Because the “ordinance was designed to regulate on-site wind turbines for home or farm use,” the minutes stated, commissioners did not feel “the issue of multiple towers was likely to ever become a problem.”
Township planners also spent time reviewing changes to a previous draft of zoning ordinance changes related to the township’s residential districts.
The proposed changes will be back on the Planning Commission’s agenda for discussion next month. According to minutes, proposed changes include language addressing guesthouses, minimum lot area requirements in the high density residential district, density bonuses for “clustering,” and definitions of “mobile home” and “building height.”
