The Leelanau Township Planning Commission will hold a special meeting on Monday at 7 p.m. in the Township Hall and may grant final approval for the first phase of the Timber Shores project.
The commission reviewed a draft “finding of facts” document at a special meeting Monday night that went almost four hours. In a phone report, township Zoning Administrator Deborah Serwin said Tuesday the commission reviewed the document and directed consultant planner Val Lazdins to make changes.
Serwin said the developer, NM Investment Company, based in Royal Oak, submitted minor changes to the final site plan application a few hours before the commission’s meeting Monday night. None of the changes were major, and all were the result of suggestions from Planning Commission members following a two-night review session held in August.
“Most of the changes to the final site plan had to do with changes to the berm along M-22 and to the tree buffers on the north and south edges of the property,” Serwin said.
The commission began developing a list of conditions for approval of Phase One as part of the meeting Monday night. The list of conditions, as well as the revised finding of a facts document, will be reviewed by the Planning Commission at its special meeting on Sept. 17.
The Timber Shores project if fully built will encompass 450 acres, including the former recreational vehicle campground and resort located off M-22, about two miles south of Northport. The first phase of the project would have 241 residential units built, including all 90 of the waterfront condominium units, with the remaining 151 units being single-family homes of various sizes. The infrastructure of the development including roads, utility easements and sewer and septic systems would be built in Phase One.
If the commission approves the Phase One final site plan on Sept. 17, work would begin this fall on the infrastructure and condominium buildings, developers say.
