MORTGAGE SALE - Default has been made in the conditions of a mortgage made by Robert Verhage and Mindyn Verhage, Husband and Wife, to Option One Mortgage Corporation, a California Corporation, Mortgagee, dated March 20, 2007 and recorded March 27, 2007 in Liber 935, Page 262, Leelanau County Records, Michigan. Said mortgage is now held by Wells Fargo Bank, N.A. as Trustee for Option One Mortgage Loan Trust 2007-4 Asset-Backed Certificates, Series 2007-4 by assignment. There is claimed to be due at the date hereof the sum of Five Hundred Eighty-Five Thousand One Hundred Seventy-Six and 93/100 Dollars ($585,176.93) including interest at 8.8% per annum.
Under the power of sale contained in said mortgage and the statute in such case made and provided, notice is hereby given that said mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at public vendue at the Courthouse in Leland, Michigan in Leelanau County, Michigan at 11:00 a.m. on DECEMBER 7, 2007.
Said premises are located in the Township of Leelanau, Leelanau County, Michigan, and are described as:
A part of the East one-half of the Southwest one-quarter of Section 25, Town 31 North, Range 11 West, more fully described as follows: Commencing at the West one-quarter corner of said Section 25; thence along the East-West one-quarter line of said Section, a monumented, North 89 degrees 20 minutes 23 seconds East, 1329.53 feet to the Northwest corner Response of said East one-half of the Southwest one-quarter; thence continuing along the East-West one-quarter line North 89 degrees 20 minutes 23 seconds East, 260.00 feet to the point of beginning of herein described parcel of land; thence continuing along said East-West one-quarter line North 89 degrees 20 minutes 23 seconds East 260.00 feet; thence South 00 degrees 08 minutes 13 seconds East, parallel to the West line of said East one-half of the Southwest one-quarter, a distance of 440.00 feet; thence South 37 degrees 56 minutes 38 seconds West, 182.85 feet to the water’s edge of Mougey’s Lake; thence along the water’s edge of Mougey’s Lake, North 34 degrees 01 minutes 10 seconds West, 106.24 feet and north 88 degrees 16 minutes 06 seconds West, 88.04 feet; thence North 00 degrees 08 minutes 13 seconds West 490.49 feet to the aforesaid point of beginning of herein described parcel of land and including full riparian right to the water’s of Mougey’s Lake. Also, together with and subject to an easement for ingress and egress and the installation and maintenance of public or private utilities described as: Beginning at the Northwest corner of herein described parcel of land; thence South 00 degrees 08 minutes 13 seconds East along the centerline of said 33 foot wide easement and the West line of herein described parcel of land, 150.00 feet to the point of ending of herein described 33 foot wide easement.
The redemption period shall be 6 months from the date of such sale, unless determined abandoned in accordance with MCLA §600.3241a, in which case the redemption period shall be 30 days from the date of such sale. TO ALL PURCHASERS: The foreclosing mortgagee can rescind the sale. In that event, your damages, if any, are limited solely to the return of the bid amount tendered at sale, plus interest.
