MORTGAGE SALE – Default has been made in the conditions of a mortgage made by TED A. MORSE, SR. and LORRAINE K. MORSE, HUSBAND AND WIFE, to Mortgage Electronic Registration Systems, Inc. (“MERS”), solely as nominee for lender and lender’s successors and assigns,, Mortgagee, dated October 7, 2006, and recorded on October 25, 2006, in Liber 919, on Page 93, and assigned by said mortgagee to GMAC MORTGAGE, LLC, as assigned, Leelanau County Records, Michigan, on which mortgage there is claimed to be due at the date hereof the sum of Seven Hundred Eighty-Seven Thousand Three Hundred Eleven Dollars and Seventy-Seven Cents ($787,311.77), including interest at 6.000% per annum.
Under the power of sale contained in said mortgage and the statue in such case made and provided, notice is hereby given that said mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at public venue, at the Leelanau County Courthouse, 8527 E. Government Center Drive, Suttons Bay at 11:00 AM o’clock, on April 25, 2000.
Said premises are situated in Leelanau County, Michigan and described as:
PART OF GOVERNMENT LOT 1 , SECTION 10, TOWN 29 NORTH, RANGE 13 WEST, CLEVELAND TOWNSHIP, LEELANAU COUNTY, MICHIGAN, MORE FULLY DESCRIBED AS FOLLOWS: COMMENCING AT THE NORTHEAST CORNER OF GOVERNMENT LOT; THENCE ALONG THE NORTH LINE OF SAID GOVERNMENT LOT, SOUTH 89 DEGREES 17 MINUTES 30 SECONDS WEST, 312.85 FEET (RECORDED  AS 312.51 FEET) TO THE POINT OF BEGINNING; THENCE SOUTH 01 DEGREES 08 MINUTES 45 SECONDS EAST, 117.77 FEET (RECORDED AS SOUTH 01 DEGREES 09 MINUTES 40 SECONDS EAST 118 FEET) TO A TRAVERSE LINE ALONG THE SHORE OF LITTLE TRAVERSE LAKE; THENCE ALONG SAID TRAVERSE LINE, SOUTH 52 DEGREES 42 MINUTES 29 SECONDS WEST, 154.64 FEET (RECORDED AS SOUTH 52 DEGREES 42 MINUTES 40 SECONDS WEST 152.98 FEET) TO THE CENTER LINE OF TRAVERSE LAKE ROAD;  THENCE, ALONG SAID ROAD CENTER LINE, NORTH 28 DEGREES 40 MINUTES 28 SECONDS WEST. 75.28 FEET; THENCE CONTINUING ALONG SAID CENTER LINE, NORTH 25 DEGREES 16 MINUTES 52 SECONDS  WEST 46.53 FEET; THENCE, CONTINUING ALONG SAID CENTER LINE ON THE ARC OF 106.94 FOOT RADIUS CURVE TO THE RIGHT, 105.58 FEET (DELTA=56 DEGREES 34 MINUTES 03 SECONDS. CHORD=NORTH 03 DEGREES 00 MINUTES 10 SECONDS EAST, 101.35 FEET TO THE NORTH LINE OF SAID  GOVERNMENT LOT 1; THENCE ALONG SAID NORTH GOVERNMENT LOT LINE, NORTH 89 DEGREES 17 MINUTES 30 SECONDS EAST, 171.37 FEET TO THE POINT OF BEGINNING. INCLUDING ALL LAND LYING BETWEEN THE SIDELINES OF SAID PARCEL AND EXTENDING TO THE WATERS EDGE OF LITTLE TRAVERSE LAKE, AND ALSO INCLUDING ALL LAND LYING BETWEEN THE ABOVE DESCRIBED PARCEL AND THE THREAD OF THE OUTLET STREAM OF LITTLE TRAVERSE LAKE.
The redemption period shall be 6 months from the date of such sale unless determined abandoned in accordance with 1948CL 600.3241a, in which case the redemption period shall be 30 days from the date of such sale.
