ZONING ORDINANCE CHANGE NOTICE
Revision 4.1 to 4.2
The Glen Arbor Township Board adopted the following changes to the Glen Arbor Zoning Ordinance on Tuesday, March 18, 2008. The new ordinance will take effect on Thursday, May 22, 2008.
A complete copy of the text of the zoning ordinance amendments is available for inspection at the Glen Arbor Township office, 6394 W. Western Avenue, Glen Arbor, Michigan 49636 during regular business hours [and on line at http://www.glenarbortownship.com/pzcomm].
A summary of the adopted changes follow:
1) Definition of Residence
Residence – A dwelling that is designed and built for human occupancy. The dwelling must have a minimum of 480 Sq. ft. and a minimum core dimension of 20 feet by 20 feet (400 sq. ft.). The dwelling must have a bedroom, full bath, kitchen/dining area, and a living room. A residence may be occupied full or part time and is often referred to as a home, house, apartment, condominium, modular home, or mobile home.
2) Add “Residential Extension” to Article V.5 - Residential District Uses Permitted
3) Detached Residential Extension.
a) Supplemental dwelling space ie; finished room over one story garage detached from residence (dwelling).
b) Construction must meet all building requirements as set forth in zoning requirements as set forth in zoning requirements and must comply with all building codes.
c) Supplemental space shall not exceed one room and bath. Kitchen area is not allowed.
d) Use of space may be bedroom, office, workshop or related to private one family dwelling.
3) Definition of Mixed Use
MIXED USE – A balance of commercial and residential uses contributes to a development’s success, as well as supports the local economy. Local jurisdictions consider revising their zoning ordinances to include mixed-use and live-work codes which permit structures - typically multi-story building with retail, service, or office space on the ground floor and residences above.
4) Misc. ordinance changes to comply with new MI requirements. Many legislative driven changes to numerous to list.
5) Rezone Glen Craft Marina to Resort as per Master Land Use Plan. The Zoning map adopted pursuant to and referenced in Section III.2 of the Glen Arbor Township Zoning Ordinance is hereby amended as follows: The following lot, identified by tax parcel number is hereby rezoned from residential-II to Resort for the purpose of making its use conform to the Future Land Use Plan.

6) Rezone Crystal Bend lots near village from R3 to R2. The zoning map adopted pursuant to and referenced in Section III.2 of the Glen Arbor Township Zoning Ordinance is hereby amended as follows: The following lot, identified by tax parcel number is herby rezoned from residential-III to residential-II for the purpose of making its use conform to the Future Land Use Plan. All street addresses are Glen Arbor, MI 49636.
