MORTGAGE SALE - Default has been made in the conditions of a mortgage made by Glenn D. Harris, a single man, to Argent Mortgage Company, LLC, Mortgagee, dated May 27, 2004 and recorded June 9, 2004 in Liber 808, Page 123, Leelanau County Records, Michigan. Said mortgage is now held by Wells Fargo Bank, N.A., as Trustee for the Certificateholders of Asset Backed PassThrough Certificates Series 2004-WCW1 by assignment. There is claimed to be due at the date hereof the sum of One Hundred Eighty-Two Thousand Eight Hundred Forty-One and 69/100 Dollars ($182,841.69) including interest at 10% per annum.
Under the power of sale contained in said mortgage and the statute in such case made and provided, notice is hereby given that said mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at public vendue at the
Leelanau County Courthouse, 8527 E. Government Center Drive, Suttons Bay in Leelanau County, Michigan at 11:00 a.m. on MAY 23, 2008.
Said premises are located in the Township of Elmwood, Leelanau County, Michigan, and are described as:
Part of the Northeast one-quarter of Section 36, Town 28 North and Range 12 West, commencing at the East one-quarter corner of Section 36; then North 01 degree 08 minutes 38 seconds West, along the East line of that Section and the centerline of County Road 616, 332.53 feet; then South 87 degrees 50 minutes 46 seconds West, 812.01 feet to the point of beginning; then, continuing South 87 degrees 50 minutes 46 seconds West, 225.00 feet; then North 01 degree 08 minutes 38 seconds West, 332.73 feet; then North 87 degrees 50 minutes 46 seconds East, 225.00 feet; then South 01 degree 08 minutes 38 seconds East, 332.73 feet to the point of beginning, contains 1.72 acres of land. Subject to and together with a 66 foot wide easement for ingress and egress and the installation and maintenance of public and private utilities over and across part of the Northeast one-quarter of Section 36, Town 28 North and Range 12 West, the centerline of which is described as: Commencing at the East one-quarter corner of Section 36; then North 01 degree 08 minutes 38 seconds West, along the East line of that Section, 565.53 feet to the point of beginning; then South 87 degrees 50 minutes 46 seconds West along that centerline, 218.00 feet; thence 169.38 feet, along that centerline, on the arc of a 279.00 foot radius curve to the right (long chord equals North 74 degrees 45 minutes 41 seconds West, 166.79 feet); then 169.38 feet, along that centerline on the arc of a 279.00 foot radius curve to the left (long chord equals North 74 degrees 45 minutes 41 seconds West, 166.79 feet; then, along the following five courses; South 87 degrees 50 minutes 46 seconds West, 498.92 feet; South 01 degree 08 minutes 38 seconds East, 332.73 feet; North 01 degree 08 minutes 38 seconds West, 995.88 feet; North 87 degrees 50 minutes 46 seconds East, 564.93 feet; South 01 degree 08 minutes 38 seconds East, 632.10 feet to the point of ending of that easement centerline.
The redemption period shall be 6 months from the date of such sale, unless determined abandoned in accordance with MCLA §600.3241a, in which case the redemption period shall be 30 days from the date of such sale. TO ALL PURCHASERS: The foreclosing mortgagee can rescind the sale. In that event, your damages, if any, are limited solely to the return of the bid amount tendered at sale, plus interest.
