ATTN PURCHASERS: This sale may be rescinded by the foreclosing mortgagee. In that event, your damages, if any, shall be limited solely to the return of the bid amount tendered at sale, plus interest.
MORTGAGE SALE - Default has been made in the conditions of a mortgage made by Charlene L. Dean, single, original mortgagor(s), to Nationstar Mortgage LLC, Mortgagee, dated August 31, 2006, and recorded on September 14, 2006 in Liber 914 on Page 681, and modified by Affidavit or Order received by and recorded, in Leelanau county records, Michigan, on which mortgage there is claimed to be due at the date hereof the sum of One Hundred Twenty-Nine Thousand Six Hundred Eighty-Seven And 75/100 Dollars ($129,687.75), including interest at 9.59% per annum.
Under the power of sale contained in said mortgage and the statute in such case made and provided, notice is hereby given that said mortgage will be foreclosed by a sale of the mortgaged premises, or some part of them, at public vendue, at the place of holding the circuit court within Leelanau County, at 11:00 AM, on May 30, 2008.
Said premises are situated in Township of Solon, Leelanau County, Michigan, and are described as: Part of the East half of the Southeast quarter of Section 19, Town 28 North, Range 12 West, Solon Township, Leelanau County, Michigan, described as: Commencing at the Southeast corner of Section 19; thence North 02 degrees 09 minutes 00 seconds West along East line of Section 19, 1250.24 feet to the centerline of Tager Road; thence North 85 degrees 10 minutes 50 seconds West along centerline of Tager Road, 291.61 feet to the P.C. of a curve to the left; thence continuing along centerline of Tager Road and a curve to the left 286.82 feet, having a Delta = 41 degrees 25 minutes 20 seconds Radius = 396.73 feet and a long chord bearing a distance of South 74 degrees 06 minutes 30 seconds West, 280.61 feet to the P.T. of said curve and a point of beginning of the described parcel; thence South 02 degrees 09 minutes 00 seconds East 841.48 feet; thence South 88 degrees 21 minutes 00 seconds West 248 feet; thence North 02 degrees 09 minutes 00 seconds West 671.06 feet to the centerline of Tager Road and a curve to the left; thence along the centerline of Tager Road and said curve to the left, 78.66 feet, having a Delta = 02 degrees 33 minutes 31 seconds Radius = 1761.46 feet and a long chord bearing and distance of North 54 degrees 40 minutes 35 seconds East 78.65 feet; thence continuing along the centerline of Tager Road, North 53 degrees 23 minutes 50 seconds East 221.34 feet to the point of beginning. Subject to easement to Cherryland Rural Electric, filed 11-21-1980 in 220-297, Leelanau County Records.
The redemption period shall be 12 months from the date of such sale, unless determined abandoned in accordance with MCLA 600.3241a, in which case the redemption period shall be 30 days from the date of such sale.
