Foreclosure By Advertisement Notice Of Sale

NOTICE UNDER MCL 600.3278: Pursuant to MCL 600.3278, if the property is sold at a foreclosure sale under MCL 600.3201 et seq., the Mortgagor will be responsible to the person who buys the property at the mortgage foreclosure sale or the mortgage holder for damaging the property during the redemption period.

MORTGAGE SALE – Default has been made in the conditions of the following Mortgage Agreement (the “Mortgage”) made by NM Investment Company, LLC, a Michigan limited liability company, of 74 West Long Lake Road, Suite 101, Bloomfield Hills, MI 48304 (the “Mortgagor”), to Satori Corporation, of 8349 Ridge Mor Court, Grand Blanc, MI 48439 (the “Mortgagee”), dated August 10, 2006, and recorded on October 15, 2006, at Liber 911, Pages 398 through 416 inclusive, in the Office of the Register of Deeds for Leelanau County, Michigan. The Mortgage was subsequently modified by a Mortgage Modification Agreement dated October 6, 2006, which was recorded at Liber 917, Pages 796 through 800 inclusive in the Office of the Register of Deeds for Leelanau County, Michigan.

As of October 26, 2016, there was due in principal and accrued interest to October 26, 2016 a total of $1,398,870.20 with interest continuing to accrue at the regular rate called for in the Mortgage and Mortgage Modification Agreement and, if applicable, at the default rate of interest, plus applicable late charges and any other amounts, as set forth in the Note secured by the Mortgage.

No suit or proceedings at law or in equity have been instituted to recover the debt secured by said Mortgage, or any part thereof.

Empire Township Board Minutes

The following is a synopsis of the December 13, 2016 regular meeting of the Empire Township Board. A complete copy of the minutes may be obtained by contacting the Clerk at 231-326-5349.

Supervisor Noonan called the meeting to order at 7:30 p.m. Members present: Deering, Neiswonger, Price, and Deegan. Minutes of the 11-8-16 regular meeting were approved.

Actions approved by motions: 1) Approved the partnership of Empire, Glen Arbor, Kasson townships, and the Glen Lake Association to request a GTB 2% grant to undergo a Local Ordinance Gaps Analysis Project with the four entities equally sharing the local match of the approximate $20,000.00 project. 2) Approved sending the Special Assessment District request for road improvements to Maple Glen Dr and Southpointe Rd to attorney Figura for his review. 3) Approved the appointment of Claude Fields to a 3-year term on the Airport Authority; appointment of Roy Pentilla, Dorothy Fradd, Claude Fields, and Robert Quinn to 2-year terms on the Board of Review and appointment of Richard Figura and Duane Shugart to 3-year terms on the Planning Commission. 4) Approved the appointment of Carl Noonan and Micah Deegan as Empire Township’s representatives at the Vlack Pond mediation. 5) Approved reimbursing Linda Payment for the township hall’s exterior Christmas decorations. 6) Amended the 2016/2017 FY budget. 7) Paid monthly bills.

Synopsis of Suttons Bay Village Council Regular meeting of December 19, 2016

Regular meeting called to order at 5:30 p.m., Quorum present.

Present: Bahle, Case, Christensen, Hylwa, Johnson, Lutke, and Suppes

Council approved the minutes of November 21, 2016 regular Council meeting. Council approved payment of bills in the amount of $79,349.55.

Council approved the Resolution supporting the proposed Brownfield Redevelopment Authority plan. Council approved the Agreement for Land Use Services authorizing Leslie Couturier as Zoning Administrator. Council approved the Village Council Rules of procedures, with amendments. Council approved the 2017 Council/Committee Meeting schedule. Council affirmed the Village President’s Planning Commission appointment recommendations. Council affirmed the Village President’s Zoning Board of Appeal appointment recommendations. Council approved the Resolutions of Appreciation. Council authorized the Village Manager to make line items adjustments to the 2016 General Fund budget.

The meeting adjourned at 6:27 p.m.

Elmwood Township Planning Commission Notice Of Public Hearing

A Public Hearing is scheduled for Tuesday, January 17, 2017, at 7:00 p.m. before the Elmwood Charter Township Planning Commission to consider PC ZO 2016-02, a zoning ordinance amendment to amend the Zoning Map to rezone parcel number 45-004-028- 150-00, commonly addressed as 10471 E Grandview and parcel number 45-004-028-149-00, no address E Grandview, to R-3, Residential 3 from R-1, Residential 1.

Public Notice

The Leelanau County Government Center will be closed on Monday, January 2, 2017, in observance of New Year’s Day.

As approved at the Leelanau County Board of Commissioners Board meeting and as approved in the Leelanau County Personnel Policy Manual and the Teamster’s Local #214 union contract, New Year’s Day is considered a holiday and shall be observed.

In addition, whenever a holiday falls on a Saturday, the Friday before shall be observed and whenever a holiday falls on a Sunday, the Monday after shall be observed.

Elmwood Township Notice To The Public

PLEASE TAKE NOTE that the Township Board of the Charter Township of Elmwood will consider the adoption of an Emergency Services Cost Recovery Ordinance at a regular meeting on January 9, 2017 at 6:00 p.m. at the Township Hall, 10090 E. Lincoln Road Traverse City, MI 49684. This is an ordinance to protect the Township from extraordinary expenses resulting from the utilization of Township resources in response to certain public safety, fire, or emergency incidents or conditions, and to authorize the imposition of charges and the methods for collection for recovering reasonable and actual costs incurred in responding to such incidents or conditions. Ordinance #2017-1 will replace the Fire Fee Ordinance of 1992. The ordinance may be viewed at the Township Hall at 10090 E. Bingham Township Notice Of Adoption

PLEASE TAKE NOTICE that the Bingham Township Board, at their regular meeting on December 19, 2016 at 7:00 PM at the Bingham Township Hall, Traverse City, Michigan, adopted four ordinances. The following is a synopsis:

1. Ordinance No. 01-121916 (Zoning Ordinance Amendment No. 16-003) An Amendment to the Bingham Township Zoning Ordinance to amend Section 13.2 Wireless Communication Towers and Equipment. This amendment brings the Section into compliance with state statutes governing towers and antennas. This ordinance becomes effective January 6, 2017.

2. Ordinance No. 02-121916 (Zoning Ordinance Amendment No. 16-004) An Amendment to the Bingham Township Zoning Ordinance to amend Article 14 Site Condominium Developments. This amendment is a basic review for readability and process. This ordinance becomes effective January 6, 2017.

3. Ordinance No. 03-121916 (Zoning Ordinance Amendment No. 16-005) An Amendment to the Bingham Township Zoning Ordinance to update Section 11.2 Off Street Parking and Loading. This amendment is a basic review for readability and the changes are minor in nature. This ordinance becomes effective January 6, 2017.

4. Ordinance No. 04-121916 (Zoning Ordinance Amendment No. 16-006) An Amendment to the Bingham Township Zoning Ordinance to update Section 4.6.R.1 which lists the standards for restaurant operations at wineries. This amendment updates the standards and conditions for granting a special use permit to a restaurant at a winery operation. This ordinance becomes effective January 6, 2017.
