The application for special use of the land owned by Amoritas Vineyards, to be leased by Under Canvas, a large out-of-state company, is concerning as its approval would set a precedent for future conversion of our agricultural lands. The proposal describes a 75 “room” glamping resort, with additional future needs for housing about 90 employees, which I note are not even detailed in the proposal. Moreover, the proposal plans for 122 parking spaces, and an accompanying traffic study suggests at least 200 car trips per day (quite obviously an underestimate). The proposed resort would put a strain on our region. Increased traffic, noise, and development impacts will be felt directly by adjacent landowners, and the increased visitation will impact our larger community. Is this the kind of resort development we want in Leelanau? Glamping resorts like this are springing up near other national parks, and the vacation rental management company IGMS states that glamping revenues “will reach $1 billion by 2024”. Make no mistake–glamping resorts like the one proposed by Under Canvas reflect big business seeking big profits with minimal investment, and more will certainly follow if this one is allowed. As there are likely to be more of these types of proposals, we need to be sure our townships’ master plans and zoning ordinances continue to protect our agricultural land and the rural character and quality of life for Leelanau residents.
